Rim Joists Are The Best Value In The House

The rim joist is the band of framing where the floor meets the foundation wall, and it is usually the leakiest part of a house.

It is also small. A few hours of closed-cell foam seals the whole perimeter.

For most houses this is the cheapest meaningful improvement available, and it is the one we recommend first when somebody has a limited budget and cold floors.

It matters in Chatham-Kent particularly, because damp coming up out of a crawl space or basement finds its way into the floor assembly right there.

Crawl Spaces And Basement Walls

We sit on low, flat ground between two lakes, with a high water table across much of the municipality.

That makes crawl spaces the wettest part of a lot of local houses, and it makes closed-cell the only sensible product down there. Open-cell would let moisture straight through to the framing.

Sealing crawl space walls and the header rather than the floor above brings the space inside the building envelope, which stops the cold floor problem properly.

Any active water problem gets fixed first. Foam over a leak hides it and makes it worse.

Attics

Attic work splits into two approaches and they are not interchangeable.

Insulating the attic floor keeps the attic cold and vented, which is the conventional approach and usually the cheaper one.

Insulating the underside of the roof deck brings the attic inside the envelope, which suits houses with ductwork or mechanicals up there.

Ontario's Home Renovation Savings program currently offers $800 to $1,250 on a standalone attic upgrade with no energy assessment required, but the attic has to reach R-50 or better to qualify. New Construction

Spraying during construction is the easiest version of this job, because everything is open and accessible.

It also lets the whole envelope be designed around the foam rather than worked around afterwards.

We coordinate with your builder on sequencing, since foam goes in after rough-in and before drywall, and the covering requirement is part of that conversation.

Getting us in early usually costs less and performs better than retrofitting the same house later.
